Infrared Thermal Imaging Inspection: $150
I use a state-of-the-art infrared camera to find problems that aren’t always apparent to the naked eye. By evaluating the images, I can detect sources of energy loss, locate areas of moisture intrusion, pinpoint dangerous hot spots in the electrical system, and uncover other problems, such as wood-destroying pest and rodent infestations, and flue leaks in the chimney.
Drone Inspection: $150
I use a state-of-the-art, camera-mounted unmanned aerial vehicle (UAV) or drone to capture images of unsafe or hard-to-access areas, such as tall roofs. I can get an up-close look at any issues and defects that would otherwise not be properly inspected and reported. I can also take aerial photos of the property for real estate listings and informational purposes.
Moisture Inspection: $150
Using a meter to check areas around pipes, A/C units and other appliances that may cause leakage or condensation problems may reveal moisture collecting inside your walls. ... Plumbing Inspection: $150
A plumbing inspection is a systematic process of assessing the critical accessible areas of the plumbing system of a property. It is performed by certified plumbers to avoid the risk of pipe corrosion, clogs, leaks, and burst tubes that can cause flooding and property damage.
Wood-Destroying Organism (Termite) Inspection: $150
Wood-destroying insects can cause serious damage to the wooden structural components of a house. They can hide and go undetected for a long time, but there are many telltale signs for different species that indicate their presence. I’ll inspect your home for evidence of infestation now before it becomes an expensive problem later.
Water Quality Testing: $100 plus lab fee
Let me test your potable water supply, especially if your property has a private well, cistern or septic system. I will check it for coliform and other harmful bacteria, which can endanger your family’s health.
4-Point Inspection: $300
Many insurance companies require a 4-Point Inspection for homeowner’s insurance and renewals for an existing policy on an older home. The “four points” covered in this limited inspection include the four vital systems of the home: the roof, electrical, plumbing, and HVAC. This inspection identifies their components, determines their age, and assesses their overall condition.
Duct Blaster air leakage test per zone: $450
A duct blaster test is performed with specific equipment to test the amount of conditioned air that leaks out of your heating/cooling duct systems. The State requires this test of new or replacement systems. It can also help locate duct problems that lead to higher energy bills and unbalanced air flow.
Blower Door air leakage test 2000 sq. ft: $450
A blower door test is performed with specific equipment, to test the amount of air changes per hour in a home or in other words the amount of heated or cooled air that leaks to the outside. The State requires this test of all newly built homes and homes that undergo a major renovation. It may also help in older homes to find areas that can be better sealed to improve energy efficiency and comfort levels.

Water Main Backflow Valve test (1/2"-2"): $100
New homes since 1981 and those that have added sprinkler systems, are required by State law to have a testable device installed on the water main to prevent possible contamination of potable drinking water. These devices (backflow valves) must be tested annually, and a report filed by a certified person.
